What Does a Gypsum Ceiling Cost
in South Africa? A Straight Answer for 2026

Gypsum ceiling installation South Africa

If you’re planning a renovation and pricing up a gypsum ceiling, you’ve probably already discovered that getting a straight answer is harder than it should be. So here’s one — based on our over 40 years of combined experience in the industry and the materials we supply every day out of our warehouse in Edenvale, Johannesburg.

Costs vary depending on what you’re building, what board you use, and who’s doing the work. But there’s a realistic range, and understanding the breakdown will help you budget properly and avoid nasty surprises.

What’s the Industry Standard?

The most common ceiling specified in South Africa is the flush plastered ceiling. This is what most contractors quote on and what most homeowners end up with. It consists of:

  • 9mm gypsum board
  • Galvanised concealed grid
  • Plaster trim (Shadowline)
  • Suspended with 25×25 galvanised angle

Material costs for this setup typically run R180–R250/m². A recent 100m² job we quoted came to R17,800 excl. VAT for materials — R178/m². That’s a real number, not a marketing estimate.

Specialised boards cost more: 15mm fireboards for 1-hour fire-rated ceilings, and 12mm moisture-resistant boards for bathrooms, kitchens, and high-humidity areas. And don’t forget to factor in the “smalls” — tape, 25mm drywall screws, tek screws, steel sure drives, nail-in anchors, concrete nails, SDS bits. They’re small line items that add up and are essential to a proper installation.

What Does the Full Installed Cost Look Like?

Labour typically adds another 50–60% to the materials cost. Contractors charge daily rates or rates per m² that reflect their experience, speed, and the quality of their finish. Here’s a realistic breakdown:

Ceiling TypeTotal Installed Cost (m²)
Basic flush plastered ceilingR350–R550/m²
Mid-range (moisture board, bulkheads)R450–R650/m²
High-spec (1-hour fire-rated systems)R900–R1,200/m²

These ranges reflect typical costs in Gauteng. Always confirm with a local supplier for an accurate quote, but use this as a benchmark.

George’s Note

Always check what board type is included in a quote. Two quotes at the same price per m² can be very different jobs if one is using standard 9mm and the other is using moisture-resistant 12mm. Make sure you’re comparing apples with apples.

DIY vs Hiring a Professional

DIY can bring your material cost down to around R150–R200/m² — but that saving comes with strings attached.

DIY Pros:

  • No labour fees
  • Work at your own pace
  • Satisfaction of doing it yourself

DIY Cons:

  • Cutting, lifting, and finishing a drywall ceiling is harder than it looks
  • Mistakes mean rework, which eats into your savings fast
  • Sagging boards and cracked joints are an expensive fix
  • Plaster dries quickly — one wrong mix or leave it too long and you’re back at the supplier

A professional crew finishes in days, not weeks. They deliver seamless joints, a smooth finish, and if something goes wrong, you can call them back. If you DIY it, you can only call yourself — and by then you’re probably already calling a contractor to fix it.

DIY makes sense for small, simple rooms where you’re handy and not in a hurry. For anything larger, more complex, or with a deadline — get a professional.

What Affects the Price?

No two jobs are identical. The main factors that move the price:

  • Room size — larger areas benefit from economies of scale
  • Ceiling height — higher ceilings mean more labour and more risk
  • Board type — standard, fire-rated, or moisture-resistant
  • Design complexity — bulkheads, curves, light troughs, and recesses all add cost
  • Substrate — whether you’re suspending from concrete, beams, or purlins affects the fixing method and smalls required
  • Finishing level — basic skim vs high-end smooth finish

This is also why quotes vary so much. A contractor pricing a flat 50m² bedroom ceiling is quoting a completely different job to one pricing a living room with bulkheads, a light trough, and moisture board. Make sure your quotes are comparing the same scope.

Practical Advice Before You Start

  • Budget realistically — and stick to it. A ceiling is not the place to cut corners and hope for the best.
  • Get multiple quotes, but don’t just chase the cheapest. Ask what board type is being used and what’s included in the price.
  • Check references. A good contractor has happy clients and photos of past work. Actually follow up.
  • Plan wiring, insulation, and lighting positions before the ceiling goes up. Cutting into a finished ceiling costs money.
  • Saving R50/m² on a cheaper contractor isn’t worth it if the ceiling cracks or sags within a year.

We’ve supplied materials to thousands of jobs over the years. We calculate quantities from your plans or measurements, cut to size same-day, and we’re available after hours when a job is running to deadline. The Bottom Line

Here’s the short version:

  • Materials only (standard flush plastered ceiling): R180–R250/m²
  • Installed cost (standard): R350–R550/m²
  • Installed cost (mid-range, specialised board): R450–R650/m²
  • Installed cost (high-spec, fire-rated systems): R900–R1,200/m²

DIY can shave costs, but it comes with risk, time, and a steep learning curve. Professional installation costs more upfront and delivers speed, quality, and a finish that lasts.

At the end of the day, it’s not about cutting corners — it’s about valuing your time, your safety, and the quality of the finish. Professional labour is money well spent.
